I have pulled numbers from the last ten years to find the recent pattern of the number of home sales, and the average and median price of homes sold. It really helps put things in perspective.
This graph shows the number of homes sold each year. Please note that this includes single family with multi-family, condominiums and townhomes. The numbers for 2010 are through most of September.
2005 had the highest amount of sales with 18,052, followed by 2006 with 16, 742. 2009 was inline with 2001′s numbers. Only time will tell us how 2010 will finish.
This next chart shows the average and the median sales price of homes for each year. The median is the best number to use as a guide because it is not going to be easily shifted when those $7.5 million dollar homes are sold. ; )
2007 showed the highest prices in the Charleston area with a median price of $207,500, followed by 2006 with a median price of $201,990. So far, the numbers for 2010 are showing a median price of $187,000 this is inline with 2005′s median sales price.
