Real Estate by the Numbers

I have pulled numbers from the last ten years to find the recent pattern of the number of home sales, and the average and median price of homes sold. It really helps put things in perspective.

This graph shows the number of homes sold each year. Please note that this includes single family with multi-family, condominiums and townhomes. The numbers for 2010 are through most of September.

2005 had the highest amount of sales with 18,052, followed by 2006 with 16, 742. 2009 was inline with 2001′s numbers. Only time will tell us how 2010 will finish.

This next chart shows the average and the median sales price of homes for each year. The median is the best number to use as a guide because it is not going to be easily shifted when those $7.5 million dollar homes are sold. ; )

2007 showed the highest prices in the Charleston area with a median price of $207,500, followed by 2006 with a median price of $201,990. So far, the numbers for 2010 are showing a median price of $187,000 this is inline with 2005′s median sales price.

The debate continues. . .

September 28th, the EPA sent a letter to the Army Corps of Engineers recommending that they turn down a permit to the SCDOT. However the Corps of Engineers does not have to follow EPA recommendations and will make their own decision on approval in the upcoming months. The final environmental impact statement for the I-526 project will be issued next spring.

Foreclosure Fiasco Forges Ahead

10/14  Approximately 60 bank owned homes that were once available in the area mls have been taken off the market.

10/8 Note to agents from Ralph Wetherell, Broker in Charge of Summerville, SC office of The AgentOwned Realty Co. : “Many of you may be aware of the pending issue many banks are facing on their foreclosed properties.  BOA, Indy Mac, HSB, Fannie Mae, have stopped or are in the process of halting their foreclosure process. Questions have been raised concerning the procedural aspects.  It seems that many banks have pushed on with foreclosures and gaining title to properties without taking time to review the files.  This has now got many banks pulling back and reviewing their process and case files.  I know of 12 bank owned properties that were taken off the market within the last two weeks.  Still early in this process, will keep you posted.”
